The Philippine real estate sector reflects the robustness and optimism of the current times

RE/MAX country manager Michelle Perlas says that the brand 
is revolutionizing the landscape of real estate in the Philippines.

The author, the country manager of RE/MAX Philippines, delivered this speech at the International Realtor Conference, which was recently held at City of Dreams last July 31. 

Welcome, ladies and gentlemen, to the International Realtor Conference, where I am honored to share the stage with so many respected luminaries. But first, I would like to thank you for letting RE/MAX be a part of this assembly in its pioneering presence in the Philippines. 

With this year’s event being held, for the very first time, outside the United States, the International Realtor Conference proves itself true to its promise of changing the landscape of global real estate. By bringing a noteworthy gathering of international real estate experts, powerful business opportunities, and an international presence to a country that is slowly but surely attaining global status for its industries and enterprises, the Chamber of Real Estate and Builder’s Association and the National Association of Realtors has drawn attention to a nation whose economic resurgence has resulted in a plethora of rich opportunities. 

Indeed, our economic performance has gone beyond more than just “noticeable.” At his very recent State of the Nation Address, President Benigno Aquino III highlighted a growth rate of more than 8% for the manufacturing sector, a jump in car sales of 27%, and the lowest recorded unemployment rates in over a decade. 

The President also marked a GDP growth of 6.2 percent from 2010, noting that (and I quote) “If we reach 6.8 percent this 2015, then we will have posted the fastest 6-year average growth period in almost six decades.” According to quarter one 2015 report of Colliers International, the IMF has adjusted its 2015 forecast upward by 10 basis points to +6.7%, and JP Morgan by 90 basis points to +6.4%. 

Add to this a strong industrial sector, particularly in manufacturing and construction, as well as rapidly growing industries in which the Philippines already uniquely excels, such as Business Process Outsourcing, and the picture of measured, consistent, and bankable progress is complete. 

This picture has already prompted global analysts to christen the country many luminous new labels, among them Asia’s Rising Tiger, Asia’s Rising Star, and Asia’s Bright Spot. 

We are no longer “the sick man of Asia.” With a manufacturing sector hitting almost a double-digit growth rate and uplifting upgrades from credit rating agencies, it is not difficult at all to realize how such a performance can be interpreted as the beginning of a new era of sustainable and bankable progress for the Philippines. 

Of course, it goes without saying that our real estate sector reflects the robustness and optimism of the current times. Nationwide—from the cities that harbor major business centers to the provinces that play host to rapid residential growth and commercial expansion—we are enjoying a period of stable growth. Land values are anticipated to grow by 6 to 8% over the next several months, and the demand for land and the paucity of availability are both expected to keep the industry busy. 

An examination of movements in real estate licensing reveals notable increases in applications in commercial condominiums, industrial condominiums, and farm lots, balancing a tentative start for the rest of the market. But we have also noted an anticipated surge in office real estate, on the back of the continued rise of the outsourcing industry and the inflow of multinational enterprises establishing their presence in Metro Manila and the key cities. 

The capital value growth in the Makati business district reflects this, with Grade A values appreciating the fastest at 4.1% quarter on quarter, a figure that is only expected to grow. On the residential front, capital values are firmly expected to exhibit significant growth. 

As a Filipino, I am very proud to be standing here, as part of a global community, reporting on the powerful, positive changes that are taking place in the Philippines. 

People all over the world are also noticing this: the emergence of a new kind of Filipino—a global citizen who is up to the challenges and standards of a global scale. This conference confirms this fact. And tonight’s lush surroundings, in the middle of a city and a nation that is all too aware of the importance of performing and succeeding in a global context, certainly add to the excitement and relevance of our gathering over the past two days. The energy and optimism are certainly infectious, and the activities and exchanges have only made us more eager to create connections and explore possibilities. 

This is why it’s particularly relevant that we are here—purveyors, leaders and experts in real estate, Filipino professionals—under the banner and the rubric of the world’s leading real estate brokerage network. 

And this is why it’s the perfect and most exciting time for RE/MAX to be in the Philippines.

Lamudi Philippines reports 2015 growth

Data shows that the Lamudi PH website is now the most visited real estate platform in the Philippines.

Lamudi Philippines (www.lamudi.com.ph) is now officially the most visited real estate website in the Philippines. Citing its own data and that from web analytics platform SimilarWeb, Lamudi reported that visits to its platform for the first six months of 2015 is 34 percent higher than those recorded for the entire 2014. In addition, at 320,000 monthly visits, Lamudi’s site visits via desktop are now at least 28 percent higher than its nearest competitor.
2015 was also a year of milestones for Lamudi. In February, the company secured $18 million in funding to boost its operations in Asia and Latin America. In May, Lamudi acquired competitor MyProperty.phto further cement its position as the Philippines’ number one property website.

A first in Philippine real estate, Lamudi Philippines is also harnessing its massive online and listings data to generate reports and other content for Filipino homebuyers and property investors. For example, Lamudi analyzes data from its listings and regularly publishes content on condohouse, and commercial property price data.

The company’s onsite search data also provides a picture of online property-hunters’ behaviors and preferences. Lamudi found that most Filipino homebuyers still prefer houses over condos, despite Metro Manila’s condo boom, and that Quezon City is the most searched city in the Philippines for properties. Furthermore, Lamudi found that U.S.-based house-hunters are looking for houses more than half of the time (57.8 percent) and that after Quezon City, Makati, and Manila, Tagaytay and Baguio are the fourth and fifth most searched cities by Filipino-Americans.

According to Lamudi Philippines managing director Jacqueline van den Ende, these reports generated from the platform’s data provide sellers, brokers, and property developers much-needed insight to inform their marketing strategies.

“For a while, we’ve known that Filipinos are rapidly moving online to inform their purchase—from clothes, gadgets, and even real estate. But most sellers of real estate still have no idea as to how homebuyers behave online. Our data provides these sellers with data on buyers’ preferences, from location, price range, size, type, and even amenities.”

To tap into mobile-first consumers, the Lamudi Philippines app is now available for both iOS and Android devices, while the website itself has a mobile version. van den Ende said the importance of being available on mobile cannot be overemphasized. In the first half of 2015 alone, 32 and 15 percent of Lamudi’s traffic came from mobile and tablet users. Swedish ICT provider Ericsson also reported in June that mobile penetration in the Philippines will reach 40 percent by the end of this year, thanks to the popularity of more affordable smartphones.

Megaworld to open 21 malls, commercial spaces by 2020

Property leasing giant Megaworld Corporation is opening 21 more malls and commercial spaces in the next five years to more than triple its gross floor area to 1.4 million square meters by 2020 from the current 304,000 sqm.

“Finally, we are introducing our flagship mall with new, innovative concepts and offerings. From the retail mix to the mall facilities and amenities, Uptown Place is envisioned to be a major shopping, dining and leisure destination in Fort Bonifacio,” said Kevin L. Tan, Megaworld first vice president and commercial head.

"The new malls will include the firm’s expansion to the provinces such as Southwoods in Laguna and its Iloilo business park," Tan added. 

Tan also said Megaworld is also set to open two new malls, its full-scale flagship mall and a world-class dining mall, at its posh Uptown Bonifacio township in north Fort Bonifacio by last quarter of this year.

The two new malls, which will cost a total of P4 billion, will have a gross floor area of around 110,000 square meters and will bring their year-end total to 414,000 sqm.

Uptown Place is a five-level upscale mall covering 85,000 sqm of retail and commercial spaces located at the heart of Uptown Bonifacio along 9th and 11thAvenues, 36th and 11th Drive.

The mall’s store retail mix will range from the most recognized names in fashion to the most sought-after international luxury brands, including popular foreign labels that are coming to the country for the first time.

It will also feature an eclectic selection of dining destinations, and world-class leisure and entertainment amenities.

Uptown Place will have its own food hall featuring 11 distinctly new food concepts and offering international cuisine, state-of-the-art cinemas including Megaworld’s Signature Ultra Cinemas, a rooftop sky plaza overlooking Uptown Bonifacio skyline, a lifestyle tower, chapel, Las Vegas-style water feature at the mall’s ground level and al fresco dining areas.

Anchor tenants include Rustan’s Supermarket, Robinsons Appliances, Toys R Us, True Value, National Bookstore and Hamley’s, among others.

Just beside Uptown Place will rise a unique “dining mall” called Uptown Parade, a 25,000 square meter strip that is set to become Manila’s newest dining hub.

“We will bring together some of the world’s most interesting restaurant and dining brands as well as the country’s best party makers in one destination,” said Tan.

Uptown Parade will feature al fresco dining and tree-lined walkways. Its anchor tenant is the world-renowend The Palace Superclub, the biggest night club in Asia and the largest nightlife destination in the country today.

As part of Uptown Parade, The Palace Superclub is changing Manila’s nightlife scene with over 8,000 square meters of party space that can accommodate around 10,000 people. It now houses the Valkyrie Nightclub and The Palace Pool Club, the country’s first day club and pool club complete with cabanas, daybeds, pools, and music from both local and international DJs.

Caloocan

Over half of Caloocan’s towns both in the north and south part can be considered low- or moderate- risk areas in terms of flooding. Two of these are Monumento, which is famous for the monument dedicated to Philippine hero Andres Bonifacio, and Bagong Silang, which is considered as the country’s largest barangay.


Las Piñas

A number of barangays in Las Piñas pose only a moderate risk of flooding to its residents. Poblacion, for one, is the location of Saint Joseph Parish, where the famous Bamboo Organ can be found. Another well-known town is BF international, a gated community that’s fast becoming a foodie paradise. 


Makati

Some of the most prominent areas in Makati—namely, Forbes Park, Bel-Air, and Dasmariñas Village—belong in the low-risk categories in relation to flooding. Also considered low- to moderate- risk are the barangays of Cembo, Bangkal, and Magallanes, which are located close to EDSA.


Malabon

Malabon’s terrain makes it constantly prone to flooding during heavy rains, high tides, and dam overflows. However, the areas of Acacia, Potrero, Tugatog, Santolan, and Longos can be considered as moderate-risk areas, being slightly farther from the Navotas and Tullahan rivers.


Mandaluyong

Highway Hills, which is one of the busiest locations of the city, is one of Mandaluyong’s low-flood-risk areas. Another is Wack-Wack Greenhills, which houses the Wack Wack Golf and Country Club, as well as SM Megamall and Shangri-La Plaza.


Manila

While the entire city of Manila remains constantly affected by flooding because of the numerous bodies of water running through it, there are a few relatively safer areas of the city, such as Santa Mesa as well as the old, walled city of Intramuros.


Marikina

The Shoe Capital of the Philippines is constantly plagued by flooding issues due mainly to the Marikina River, but the areas of Fortune, Parang, and Barangka manage to pose only a moderate risk to residents due to rising water levels.


Muntinlupa

Generally, Muntinlupa’s exclusive gated communities are relatively safe from flooding, including Ayala Alabang and Alabang Hills. The business districts of Filinvest Corporate City and Madrigal Business Park, both of which are master-planned communities, are also considered low-flood-risk zones as well.


Navotas

Navotas is prone to flooding because of the bodies of water running through or surrounding it, such as the Manila Bay and Navotas River. Still, some towns make it to the list of low- to moderate- flood risks, namely Sipac-Almacen, Tangos, San Jose, Daanghari, Navotas West, Navotas East, and North Bay Boulevard North.


Parañaque

Water surging from Manila Bay could cause flooding in surrounding areas, but a larger part of the city are not usually extensively affected. One is BF Homes, well-known for its food hub along Aguirre Street. Other barangays include Don Bosco, Sun Valley, Moonwalk, San Antonio, Merville, Sto. Niño, and Vitalez.


Pasay

While 42 out of Pasay’s 201 barangays are considered flood-prone areas, there are several well-known locations in the city where the effects of flooding might be at a minimum. These include Newport City and Bay City, two master-planned estates famous for malls, condos, and casino resorts.


Pasig

Pasig River, Marikina River, and the Manggahan Floodway are the main cause of flooding in most of the city’s barangays, save for a few. Oranbo and Kapitolyo, both considered low- to medium-risk areas, are famous for their thriving food centers. San Antonio, another low-risk town, contains several prominent businesses close to the Ortigas Business District.


Pateros

Due to its almost sea-level elevation and its proximity to the Taguig River, all 10 Pateros barangays are constantly at risk of floods, with the exception of San Roque, Sto. Rosario-Silangan, Magtanggol, and Santa Ana.


Quezon City

For a place of Quezon City’s size, one is assured to find a barangay or two that’s at low risk for flooding. Some of these areas include the Scout area in Timog Avenue, New Manila, Loyola Heights, Batasan Hills, and the business district of Eastwood City.


San Juan

Most of San Juan’s towns are considered low- to medium-risk flooding areas including Little Baguio, one of the busiest areas of San Juan, as well as Greenhills, known for discount shopping.


Taguig

Bonifacio Global City is perhaps the most famous area in Taguig that experiences little to no flooding because of its underground drainage detention system. Other barangays to consider are Tanyag, Upper Bicutan, North Daang Hari, South Daang Hari, and Western Bicutan.


Valenzuela

In the event of heavy rains, flooding will most likely occur due to the overflowing of the Polo and Tullahan rivers, but several towns are able to keep from becoming excessively flooded, such as Mapulang Lupa, Ugong, Punturin, Bagbaguin, Bignay, Gen. T. de Leon and Paso de Blas.
